## Narrow openings, and doors sized to the house

The single-width detached garage is the defining structure here, and the openings are frequently under the modern standard because they were framed for a smaller car. That rules out a straight catalogue swap more often than people expect. It also means the door you have may be the second or third one fitted into an opening that has never actually been square.

We measure the opening, the headroom, the backroom and the side room on site before anything is quoted. On a narrow west-end garage the side room is usually the constraint that decides which track and which hardware are even possible, and it is not something anyone can judge from a photograph.

## The shared drive is a real scheduling fact, not an excuse

A lot of west-end garages sit at the end of a shared or single-width drive with no room to turn. Two things follow. A full door delivery needs space to unload, and on some of these properties that means working from the street and carrying sections down, which takes longer. And if a neighbour parks in the shared portion on the day, the job stops.

None of this changes the price. It changes the time, and the only thing we ask is that you mention the drive when you book so the window we give you is honest.

## What happens when you rent and the landlord owns the door?

Close to campus a large share of houses are rented, so we are often called by a tenant about a door that a landlord or a property manager has to authorise. That is completely normal and we work that way all the time, but it is worth knowing how we handle it so nothing stalls:

- A tenant can absolutely book the visit. We will attend, diagnose and quote without needing the owner on the phone.
- We need the owner or manager to approve the work itself before we do it, because they are paying. Giving us their contact at booking saves a day.
- If the door is unsafe, we will say so plainly to both of you and secure it, because a door that can fall is not a billing question.

Safety is the reason we raise this at all. ## Do you need a permit to widen a narrow opening?

Hamilton’s rule is city-wide: a like-for-like replacement in the existing opening is not on the building permit list, while creating a new opening, enlarging one or relocating one is. Widening a narrow west-end opening to take a modern door is exactly the case that does need a permit, so budget for it rather than being surprised.

On heritage, the districts we can name are all further east, but individually designated properties exist across the whole city. If you own a century house here and think it might be designated, check the City’s heritage mapping before ordering, because inside a designated property a heritage permit is required for exterior alterations and a building permit will not be issued until that one is approved.
