Garage Doorman repairs and installs garage doors in downtown Hamilton and Durand. Below the escarpment almost nothing about a garage is standard: The structure is usually detached, at the back of a narrow lot, reached from a lane, and framed for a car that was smaller than yours. On top of that, this is the one part of the city where a garage door can legally need a heritage permit before it is touched. Both facts change how a job here is quoted.

Does a heritage district change what you can do to a garage door?
Hamilton has over 240 individually designated properties and seven Heritage Conservation Districts covering roughly another 360. The districts we can name, Durand-Markland, MacNab-Charles, St. Clair Avenue and St. Clair Boulevard, are all in or beside this part of the city.
The City is explicit about what that means: a heritage permit is required “for exterior alterations to structures and property, including construction and demolition, for any property located within the boundaries of a Heritage Conservation District”. A garage door on the street or lane face of a property is an exterior alteration. Two practical consequences follow, and the second is the one that catches people out:
- Inside a district you can need a heritage permit even for a like-for-like swap, because the test is whether the exterior changes, not whether the opening does.
- The City states plainly that “A Building or Sign Permit will not be issued until you receive an approved Heritage Permit”. So if you are widening an opening on a designated property, the heritage approval has to come first or the building permit simply will not be issued.
The good news is that a heritage permit application costs nothing. The City states there is no fee. What it costs is time, which is why we would rather raise it at the quote than three weeks into a door order.

A large share of garages down here are detached structures at the back of the lot, reached from a lane rather than a driveway. The openings are frequently not a modern standard width, because they were framed for a narrower car by whoever owned the house at the time. A door quoted off a photograph will not fit. We measure the opening, the headroom, the backroom and the side room on site, every time, and on a century lot that visit is the quote.
Lane access also decides what can physically be delivered. Some lanes will not take a truck, which changes how a new door arrives and how long the install takes. It is better to know that at the quote than on the morning.
Unheated, unfinished, and open at the eaves
These garages are usually unheated and often open to the weather where the roof meets the wall, so the hardware corrodes far faster than it does in an attached garage on the Mountain. On a first visit to one of these the first two things we look at are the bottom few inches of both lift cables and the bottom section of the door for rust perforation working from the inside out.
That is also why cable and drum work and panel replacement are a much bigger share of what we do down here than they are above the brow, where the same door would have been kept dry.
